How do I submit an offer?
Submit it on this page. It is the only route that can put your terms on the record as agreed.
Why it matters: the form checks your earnest money against this deal's own minimum and records your terms as agreed. A number given by call or text is logged as a verbal one, which is not binding and has to be firmed up in writing before it can hold anything.

No NC Form 2-T is required. This is an off-market assignment of contract — not a traditional MLS purchase — so there's no standard Offer to Purchase (Form 2-T) to fill out. Just send your price, earnest money, and close date and we'll handle the paperwork.
What is our Process?
1. One walkthrough per property
2. Submit your best offer before the deadline
3. Buyer pays closing costs, property sold as-is
We will host a single scheduled walkthrough of each property. (Email, call or text for date / time) This will be the only opportunity for due diligence, so bring your realtor, contractor, partner, or anyone else you need to feel confident moving forward. We welcome offers after the walkthrough has finished, though they would have to be sight-unseen offers. After the walkthrough, we then allow up to 48 hours or 2 business days for all parties to submit their offer. To remain fair to all parties, we do not share other offers we've received.
What if my offer is accepted?
What actually happens, in order, so nothing about the next two weeks is a surprise.

You sign the assignment agreement
It arrives by email through DocuSign — that is the only way we send one. If a contract for our deal reaches you any other way, call us before you sign it.

Your earnest money goes to the closing attorney
It is held in their trust account and is non-refundable from acceptance. The deadline and the wiring instructions come from the attorney with your paperwork — not from us, and not before.

A transaction coordinator takes over the file
This is what the transaction fee pays for: an independent third-party TC company chasing title, payoff, the lender and the seller’s paperwork, and holding both sides to the dates.

You close
Typically 7–21 days from acceptance. Go by this deal’s close-by date above rather than the range — our contract with the seller depends on it.
Wiring instructions come from the closing attorney and never change by email. If you receive instructions that say otherwise — even from an address that looks like ours — stop, and confirm them by phone before you wire anything: call the closing attorney for this deal on the number from your signed paperwork. Never use a phone number or link from the message itself.
What is Starting Offer Price?
We have a Starting Offer Price, which acts as a floor, not an asking price. We do not publish asking prices on any deal. That starting number is where offers begin, and accepted offers routinely land significantly above it. No assignment fee is baked in, so the number you offer is genuinely yours to set. Every deal goes to highest and best against a deadline, so we ask everyone to put their best foot forward. We cannot accept an offer below the Starting Offer Price.
What are the Rehab Estimates?
While we're happy to give you a "ball-park" estimate of needed repairs, we do not offer rehab estimates for any of our deals. Due to differing exit strategies and variables within each deal, we ask that you calculate your own costs. Please attend our walkthrough to ensure due diligence and get your most accurate number. We cannot guarantee additional walkthroughs.
What is the Buy-it-Now Price?
We do not offer a buy-it-now price. By the time you've read this, we've sent out marketing and already made the commitment to our network of partners to host a walkthrough and give them an opportunity to both see the property and place an offer. We price our deals to sell fast and within the same week as advertised, often in as little as 3-5 days. Call or text us for more information now.
Do you work with Realtors & Wholesalers?
Yes, but we don't pay commissions or fees — that's between you and your client, separate from the offer you submit. Your offer should only represent the purchase price you're willing to pay.
One firm rule: never market or repackage our deals under your own branding. Send your buyer our deal link, or forward our marketing email — nothing else, without written consent.
